These regulations determine the conditions for ensuring performance and quality throughout the entire construction process. The building regulation inspection process conducted with the traditional manual method is time-consuming and error-prone for architects, engineers, and local authorities. It is known that most of these inspections are carried out with municipalities by local authorities. The mutual interview study and literature review shows that there is no standard rule for the legal auditing process and the same services are defined differently by different municipalities. The aim of the study is to create building information modeling based automated building regulation compliance checking software (BIMTRAC3) for municipality users, thereby providing an automated code compliance checking (ACCC) process for housing projects according to the Planned Areas Zoning Regulation in Turkey. It includes a rule-based ACCC method which allows for simultaneous computerized code checking that considers the characteristics of the building elements and the relevant building regulations. It is able to perform the ACCC process and send the ACCC result report of the sample housing project by BIMTRAC3.
